What credit score do I need for an FHA loan?

AM Lending works with FHA files from a 620 score with 3.5% down. FHA allows gift funds for the down payment and manual underwriting, so a file the automated system declines can still be reviewed by a human underwriter.

Do VA loans really require no down payment?

Yes. Eligible veterans, active-duty service members, and surviving spouses can finance 100% of the purchase price with no monthly mortgage insurance. A one-time VA funding fee applies and can be rolled into the loan; some disabled veterans are exempt.

Where can I use a USDA loan near Washington, DC?

USDA loans work in rural and many suburban areas outside the urban core, including parts of Loudoun, Fauquier, Stafford, and Frederick counties. Eligibility is by property address and household income limit. Send us the address and we will check the USDA map for you.
